Welcome to the family of Chandler Property Management, LLC Tenants. We hope you will think of your rental unit as your home. When you have questions about your responsibilities in maintaining the premises, your responsibilities when moving in or out, or how to handle bad weather or emergencies, please reference your Lease and Tenant Handbook. Following are answers to some of our most frequently asked questions.

Where is your office?

Our office is located in the Ghent area of Norfolk.

What are your office hours?

Our office is open in Norfolk 8:30 am to 5:00 pm, Monday through Friday. We are open Saturdays from 9:00 am to noon, except Thanksgiving through the end of February, when we are closed Saturdays for winter hours.

How do I apply for one of your available properties?

Applications should be submitted online through our website at www.ChandlerPM.com Click on the “apply now” button next to the property you are interested in. We do not take applications over the phone HOWEVER if you are in need of assistance one of our staff will be happy to walk you thru it either over the phone or on the workstation available in our office.

I am married, do we need to submit separate applications?

Yes, each adult aged 18 or over who will reside in the rental must submit separate applications and pay the $35 application fee.

What documents do I need to submit with my application?

Providing the correct documents with your application greatly speeds up the process. Please include the following:

  • Government issued Photo ID (NOT military ID)
  • Proof of income (paystubs or LES)
  • Copy of Military orders if applicable
  • Documents supporting other sources of income including Social Security Disability, child support, self-employment, etc.

How long does it take to process my application?

Typically we can complete the application process within 48 to 72 business hours depending on how quickly your employment and landlord references respond. The more complete and accurate the information you provide is the quicker the process will go. Once an application is approved you will be contacted with instructions of how to proceed.

Does my application take the property off the market?

No. Until your application is approved, and your deposit is received, all offers to rent will be considered.

How do I pay my rent?

The most convenient and secure way to pay rent is online via your tenant portal. Through your portal you can choose to pay electronically, at no cost to you, by using your checking account information. You may also pay online using your credit or debit card, however there is a transaction charge by the processing company.

If you choose not to pay online, you may pay by cash with your unique barcode which we can email or print for you. You may pay by check or money order either by mail, by drop box at our office location or in person during normal business hours. We encourage all residents to pay their rent via their online tenant portal as it is the quickest and most accountable means.

How do you handle maintenance?

Each tenant is given access to the online tenant portal. You may submit maintenance requests through that portal to ensure the accuracy and timely receipt of any maintenance request. The online submission allows us to address the issue quickly and ensure that we assign the correct vendor. For after hours or emergency services, a tenant can call our office directly and follow the emergency instructions. The afterhours or emergency number is for TRUE emergency calls only. All non-emergency requests are can be handled the next business day during normal business hours.

Is renters insurance required?

Yes. While the property itself is insured by the Owner against fire, flood, storms, etc., your personal belongings are not.

What if I will not be renewing my lease or need to move?

Termination notice requirements may differ from lease to lease. Please consult your lease to ensure proper written notice is given when terminating your lease. Be sure to contact your property manager promptly and provide your “Notice to Vacate” in writing.
